It's a big decision to be made when you sell your property. Generally, if you're like most people, you'll be looking for the highest possible price with a sale that fits into a timeframe that works for your needs. My knowledge and experience are at your disposal to help you achieve your goals.

In my experience, there are three important factors in getting your property sold.

Of primary importance is the asking price. To understand this, it is helpful to understand that Realtors see hundreds of houses. This is a lot to keep track of mentally. So when a Realtor first sees a house, they quickly assess its significant aspects.

If it is significantly overpriced, they mentally put it on the shelf. Even though later the price is lowered, time has passed by, the Realtor has seen dozens of different properties, and may not notice the price change.

On the other hand, a well priced home generates a lot of excitement when it first comes on the market. This can result in several buyers simultaneously making an offer to purchase the property, which puts you in the enviable position of choosing the best possible deal for yourself. Because I am in constant touch with the current real estate market I can advise you as to the best asking price to maximize your return.

Of equal importance is the condition of the property. Generally buyers prefer properties that appear well maintained. There's an unconscious association between what they see and what they can't see. This translates into their drawing a conclusion about the property in general based upon what they see. Buyers do "judge the book by the cover." The elimination of clutter and the general cleanliness of the property are very important. Curb appeal is significant because so often buyers will make a decision about the property while driving by. Often the decision to buy is made by the time the buyer reaches the front door.

Once inside, the buyer forms an opinion on what they see and feel. Even though the buyer may know the clutter will be gone, they still form an opinion based on how they feel. This can present quite a challenge if you're living your normal life in a home. It can be difficult to keep the home constantly picked up and clean, but it is helpful to remind yourself that you will be repaid handsomely for your efforts.


Last but not least is how the property is exposed to the marketplace of real estate buyers. Yard signs, print advertising and Internet advertising are all important.

But by far the most powerful tool in exposing your property to buyers is the multiple listing service. This is because the vast majority of sales in real estate are made through the efforts of cooperating Realtors. Also it is the only way that many out-of-town buyers can become aware of your property. Because I understand what makes the Realtors enthusiastic about a property, I can share that knowledge with you in helping you prepare for the sale process.
